Great Northern Way Campus - Lot P

The Great Northern Way Campus project aims to establish itself as the new location of Emily Carr University of Art + Design, as well as the location of a SkyTrain station on the future Broadway Subway line. Onni Group is constructing 4 high-rise buildings consisting of residential, hotel, office, and commercial space within Lot P of the Great Northern Way Campus. This project will provide over 40,000 ft2 of retail space, 60,000 ft2 of Hi-Tech space, 15 and 14 stories of residential rentals, 14 stories of hotel space, and 7 levels of office space. Each tower also consists of 5 levels of underground parking.

NorLand worked alongside BAUER Foundations Canada (piling subcontractor) to install a temporary secant pile wall in the False Creek area’s original shoreline. The pile lengths ranged from 9.6 m to 15.7m and were embedded to a minimum of 2 m into bedrock. The area beneath the toe of the secant piles as well as areas with shallow bedrock elevations were shotcreted to achieve cost and schedule savings for the client. This was a challenging project as the excavation area was a former creek, with high contents of fine silt and clay
material. The majority of the excavation and tie-back installation was done using swamp pads. NorLand also value-engineered the tie-back anchors and installed a more cost-effective anchor type, reducing project cost and time.
